Enfield Council poised to appoint developer for first homes at Meridian Water

A developer is set to be chosen to deliver the first 725 homes on the £6 billion Meridian Water scheme at Enfield Council’s Cabinet meeting on 24 April.

The first homes will be built by 2023 on the part of the site known as Meridian One.

They will be complemented by new public squares, shops and leisure facilities. Outline planning permission is already in place for the new homes, with construction enabling work having started in January 2017.

Politicians will rubber stamp the appointment of a development partner to deliver the first phase of the £6 billion Meridian Water Development – which is scheduled to deliver 10,000 homes and 6,000 jobs as well as infrastructure improvements and community facilities.

The properties will be delivered around the new Meridian Water Train Station which is due to open in May and serve up to four million rail passengers a year.

Enfield Council’s Leader, Cllr Nesil Caliskan, said: “This is the start of a bright new era for Meridian Water. Under the control of Enfield Council we are forging ahead with the delivery of Meridian Water and once a development partner has been chosen we can start work on the new homes.

“This is a clear demonstration of the progress we are making and the confidence the development community has shown in the Council to deliver one of London’s most exciting regeneration projects.

“We were insistent that the companies wishing to work in partnership with the Council on this project would need to demonstrate a commitment to delivering high-quality housing which meets the needs of residents. Our aspiration is to create a community where local residents and Londoners can afford to live in a vibrant and exciting setting.

“As well as appointing a development partner, we are waiting to hear if our bid for Housing Infrastructure Fund money from the government has been successful so we can build the infrastructure to enable extra trains to stop at Meridian Water station and we are looking at ways of using the land on Meridian Water while it stands empty.

“Hosting vibrant festivals, exciting events, music and socialising will put the spotlight on Meridian Water as a place to be, and combining this with the opportunity to showcase the cultural talent at work in Enfield and creating affordable workspace for entrepreneurs, local businesses and artists mean we can make good use of our ‘meanwhile’ space while the development proceeds.”

In all, 17 developers and housing associations expressed an interest in delivering Meridian One; 10 submitted bids and four were shortlisted – Galliford Try, L&Q, Peabody and Redrow.

The search for a new developer for Meridian Two, at Leeside Road has also started. That scheme will deliver 200 affordable homes and will use workspace on the lower floors earmarked for makers and creators.
