Government announces another extension to evictions ban

It has been a challenging year with many people still suffering from the effects of COVID-19.
Last week the Housing Secretary Robert Jenrick announced that the government is extending the ban in England on evictions to 20 September and will also introduce six-month long notice periods that will run until 31 March 2021. The ban means that no renters will have been evicted for 6 months.
The government also intends to give tenants greater protection from eviction over the winter by requiring landlords to provide tenants with 6 months’ notice. It has also been confirmed that once the courts do re-open, only serious cases including those involving anti-social behaviour and domestic abuse will be prioritised.
The further four-week extension, due to end on 20 September, applying in England, will allow for further work to be done to prepare once the ban is lifted and means that landlords will continue to be unable to start proceedings to evict tenants.
Landlords should continue to work closely with their agents and tenants who are experiencing financial difficulties as a result of the pandemic and look at all possible options, such as flexible payment plans which consider a tenant’s individual circumstances to ensure cases only end up in court as an absolute last resort.
The government has taken positive action to support those renting during the pandemic and have prevented many people from getting into financial hardship and helping businesses to pay salaries. As a result, according to the latest data, 87% of tenants have continued to pay full rent since the start of the pandemic, with a further 8% agreeing reduced fees with their landlords.
It has been positive to see that most landlords have shown understanding and compassion during this difficult time and have showed support for tenants.
It is apparent that while COVD-19 still presents a threat to public health that the Government will continue to put measures in place to protect households in both the private and social rented sector to ensure they are supported and the winter months.
Yianni Aresti, Lettings Director and Partner at David Astburys Estate Agency in Crouch End said, “We are working closely with all our Landlords to ensure the best interests of all parties involved are being met.
